What is actually different here
Tahoe Donner: CSO before re-paint or re-stain, and footing color rules
Tahoe Donner’s ASC packet tells owners to check with the Community Standards Office on re-paint and re-stain. Accent colors on decks, fascia, trim, and doors must harmonize; excessively contrasting combinations (the packet’s example is dark brown siding with white trim) are not allowed. Exposed concrete or block foundations and deck footings more than six inches above grade must be painted or stained to blend with the principal exterior color. A stain bid that ignores footings and trim harmony will just come back from the CSO. TR Tahoe can help assemble a color-accurate look; the association still owns the permit.

Owner situation
Most owners notice stain failure in May: the south wall looks chalky, the stair treads are bare wood, and last year’s “we’ll do it in October” window is already under snow in the forecast. Second-home owners often have one dry month when they are actually in town. The decision is rarely “paint the whole house.” It is which elevations still have film build, which need a full recoat, and whether the association still recognizes last decade’s color.
How TR Tahoe handles it
We look at sun vs shade elevations, horizontal wear (stairs, rails, deck boards), and whether this is maintenance stain or a color change. The public homepage lists painting and deck/siding staining; the contact page files those jobs under Deck & Exterior. Licensed painting contractors are used when the job requires it. You get a quote before anyone opens a can. Photos of elevations — not a stock cedar cabin — are what make the quote honest.
Limits
We do not claim a C-33 license on this page. We will not promise a stain lasts a set number of years at 6,000-plus feet. Color changes in Tahoe Donner and many other associations need approval before work. Lead-safe rules apply on pre-1978 surfaces; that is a licensed-trade and testing question, not a weekend project. No invented after-photos.
Licensed-trade coordination
Plumbing and electrical are not published as Tahoe Donner service lines. ASC complexity is not a substitute for a job record. Licensed-trade coordination after a look only.
Next step
Text (530) 448-1734 with the community, which walls see afternoon sun, and whether you need a color change or a recoat of what is already there. If you are in Tahoe Donner, say so — the CSO conversation is part of the job, not an afterthought.
