Old Greenwood property care — Architectural Committee, not Tahoe Donner CSO

Old Greenwood is on the public contact list as its own community. Exterior work stacks Town of Truckee permits with Architectural Committee review under published design guidelines. Pasting Tahoe Donner’s CSO language here would be a location-name lie.

What is actually different here

Primary roofs in the guidelines are architectural-grade composition, slate, or slate-like tile; secondary roofs may be naturally patinating metal, and factory-finished metal needs samples. Metal eaves are called out against ice dams; smooth metal is discouraged where snow avalanches. Color wants major forms to recede into brownish-gray forest tones; composite roofs read green to gray-green. Porches and roofs are snow-management devices. Lot snow storage and Town frontage rules still apply. None of that is Tahoe Donner’s 20% bare-metal or six-inch footing rule.

Services in this place

Roof and stain pages exist so an owner brings samples to the committee instead of a trendy gray. Decks and remodels sequence AC then Town then weather. Winter checks document reach and vehicle placement. Handyman exteriors still get an AC filter. Plumbing and electrical stay unpublished.

Licensed-trade coordination — not a published service line

Plumbing and electrical are not published as Old Greenwood service lines. Committee review of roofs and colors is not evidence of those trades. Referral coordination after a look only.
